What should I do if my Los Angeles County property tax payment is not showing?
Confirm the bill and installment, compare your receipt with the bank transaction, then ask the Treasurer and Tax Collector to research any unresolved payment. For secured property taxes, start with the official Property Tax Payment History service. Have your Assessor's Identification Number (AIN), tax year, payment date, amount, and confirmation number available.
Submitting a payment, completing the bank transaction, and updating the County's online record are different stages. A missing entry does not automatically mean failure, while a confirmation does not rule out a later returned payment. Check the transaction before sending a duplicate.

Make Sure You Are Checking the Correct Bill
Compare your payment receipt with the bill, checking:
- The property's AIN.
- The tax year or fiscal year.
- The bill type, such as annual secured, supplemental, or unsecured.
- The bill number or payment identifier.
- The installment and payment amount.
Payment of one installment does not pay the other, and payment of an annual bill does not automatically satisfy a separate supplemental bill.
The Payment History service is for secured real property taxes. An original bill image from the bill viewing service is not a live payment receipt. For unsecured taxes, use the corresponding inquiry route and match the roll year and bill number.
If using the Property Tax Management System, open the intended property and its transaction record; adding a property to a list does not submit a payment.
Compare the Receipt, Bank Activity and County Record
| What you see | What to check | Next step |
|---|---|---|
| Confirmation received, but no County payment entry | Correct bill, transaction date, bank status, and the service's processing guidance. | Request research if the published period has passed or the records conflict. |
| Completed bank transaction, but the bill remains unpaid | Payee, amount, reference, AIN, year, and installment. | Provide the transaction evidence to the Tax Collector for tracing. |
| No confirmation or completed bank transaction | Whether payment was only scheduled or submission failed. | Seek payment assistance promptly, especially near a deadline. |
| Returned or reversed payment | Return reason and bank or account restrictions. | Follow the Tax Collector's replacement-payment instructions. |
| Mortgage servicer reports payment | The actual bill, installment, disbursement, and trace details. | Obtain evidence from the servicer and compare it with the County record. |
| An unpaid notice arrives after payment | Notice date, payment date, bill identifiers, and remaining balance. | Ask whether the notice crossed with payment or concerns another amount. |
Check Online eCheck or Card Payments
Save the confirmation page or email, including the transaction number, date, amount, and bills selected. For a payment covering several bills, retain the itemized allocation.
The County's Property Tax Management System user guide (PDF) states that its website may take up to seven business days to reflect a payment, while recording the completed transaction with its effective payment date. This guidance applies to that system; do not treat it as a universal waiting period for every payment method.
Check whether the bank transaction is pending, completed, declined, or reversed. A pending card authorization is different from a completed payment. If the bank status is unclear, ask your financial institution to explain it.
Check for an eCheck Return
An eCheck can be rejected after submission. Review the account for the debit and any later return or reversal. The official payment instructions require an ACH-enabled account; your bank can explain debit blocks or other restrictions.
If the payment failed, follow the Tax Collector's instructions for correcting and replacing it. If it completed but remains uncredited, provide the confirmation and bank evidence through the inquiry process below.
Trace Checks and Bank Bill-Pay Payments
You Mailed a Check
Ask your bank whether the check cleared. For a paid check, obtain a legible image of the front and back, along with the check number, amount, and clearing date.
If it remains outstanding, contact the Tax Collector before arranging a replacement or stop-payment order. Canceling a check already being processed can create a returned-payment issue.
If County records show that the payment was never received, ask whether the Lost Payment Affidavit process applies. Follow its specific evidence, replacement-payment, and stop-payment instructions.
You Used Bank Bill Pay
Ask the bank how it delivered the payment. An online bill-pay instruction may result in a mailed paper check rather than an electronic transfer.
Request the payee address or electronic destination, payment number, issue date, delivery details, and available trace. A debit from your bank account does not by itself establish when the County received the funds.
The County's payment-timing guidance explains the postmark limitations of bank bill-pay checks. Scheduling a payment before a delinquency date does not by itself establish timely receipt.
Obtain Evidence From Your Mortgage Servicer
If your mortgage includes tax escrow, ask the servicer's escrow department to identify the payment sent to the County. An escrow-account debit alone is not enough to establish which tax bill was paid.
Request:
- The AIN, tax year, bill type, and installment.
- The amount sent and date issued.
- The payment method and check, transaction, or trace number.
- Available evidence of delivery or completed payment.
Compare the evidence with the County record. If the servicer used the wrong property, year, or bill, ask the servicer and Tax Collector how to correct the payment's application.
Ask the Tax Collector to Research the Payment
Use Secured Public Inquiries for a secured tax issue or Unsecured Public Inquiries for an unsecured bill.
State the problem specifically, such as “payment cleared my bank but is not credited to this installment.” Provide the bill identifiers, payment date, amount, method, and reference requested by the official form. Have the receipt, relevant bank evidence, and trace information available.
Submit documents through the designated process and redact unrelated transactions and sensitive information as instructed. If the payment may have been applied to another bill, ask staff to research its receipt and allocation.
- Secured Property Tax: 213-974-2111 or 888-807-2111.
- Unsecured Property Tax: 213-893-7935.
Published office hours are Monday–Friday, 8:00 a.m.–5:00 p.m. Pacific Time, excluding County holidays. Check the official contact page for current arrangements.
If the delinquency date is near, or a published processing period has passed, request assistance promptly. An inquiry does not itself extend a deadline. If a penalty appears, first ask the Tax Collector to clarify the payment status and applicable review process.
Keep the inquiry reference and any written instructions. After resolution, recheck the intended bill and installment and retain confirmation of the payment or corrected balance.
